The redevelopment process of Porta Nuova is now unstoppable, bringing back to the city of Milan a strategic area: a new directional district, an example, unique in our country, of multi-purpose and eco-sustainable building. In this area, there is the enhancement of the building in Via Pola 9/11, next to the new headquarters of the Lombardy Region, a few meters from Piazza Gae Aulenti and the now super-awarded “Bosco Verticale”. The property acquired at the end of 2016 by the Value Add I Italy Fund managed by Kryalos SGR, was built at the end of the ’60s and the project aims at the complete redevelopment of the building through the redesign of the facades and the reorganization of the spaces interior. The language used, unitary on all fronts in construction technologies and in the choice of materials and colors, is declined in different types of façade depending on the functionality of the interior spaces and their degree of orientation and consequent solar exposure. The project therefore plans to adapt the interior of the building to the current standards required for work spaces, with the possibility of being able to respond to the various current needs of the market. Through the transformation of the envelope a new relationship is established between inside and outside, in particular on the Via Pola front, improving the comfort of the work spaces and the energy efficiency that aims at obtaining the LEED Certification.
